Have you noticed that your driveway sinks a bit right in front of your garage? This may happen over time or you may have noticed it from the moment you moved into your home. This sinking occurs as a result of two main reasons:
- When many houses are built, 48” footings are installed below the surface of your home. Before your asphalt driveway was installed, gravel was likely added to the trench area where those 48” footings and over time, this gravel settles, causing your driveway to sink and even separate from the opening in your garage.
- Water can also get in between the area where the driveway meets the apron because it was not properly sealed when the house was built. Over time, this area can become eroded and settle causing the apron sinking.
