Sealcoating for Minnesota Homes

Prior to Sealcoating MNIf you talk to any realtor you’ll hear that curb appeal is extremely important when it comes time to sell your house. Most people think of improving their curb appeal, by dressing up their landscaping, painting their house and maybe adding a bit of modern architectural appeal to their home’s exterior. While all of these elements of your home’s exterior are important, there is one type of home improvement that you don’t often hear about and that is sealcoating for Minnesota homes. At Seal King we work with countless homeowners around the entire state to make sure their driveways don’t detract from the other beautiful elements of their homes. After MN Sealcoating

Primary Weaknesses of Asphalt

While you may think asphalt is extremely strong, there are two major weaknesses that can severely hinder the lifetime of this versatile paving material.

  1. Asphalt has poor resistance to sunlight – Asphalt is simply the combination of sand, rock and a type of glue, which is the liquid asphalt that is used to bind all of the materials together. Sunlight can breakdown the glue and weaken it such that it does not hold the rock and sand. The most obvious sign of this weakness is that the color of your pavement will turn from black to a brownish color and ultimately to gray.
  2. Asphalt has poor resistance to chemicals, salt and petroleum products – Petroleum products can cause severe damage to asphalt. This is largely because asphalt itself is a petroleum product, which allows gasoline and other oils to dissolve directly into the asphalt. This allows the asphalt to soften, ultimately leading to major asphalt problems.

Sealcoating to the Rescue!

Since the two main weaknesses of asphalt involve damage from sunlight and chemicals such as gasoline, oil and melting salts, it’s no wonder that a coating has been developed to help protect asphalt from these elements. Much of the problems from sunlight and harsh chemicals can all be prevented with a regular asphalt maintenance plan. Unfortunately many of our customers call us when their pavements are already experiencing severe discoloration. While we can do our best to help, it’s much better to develop a plan from the beginning to prolong the life of your pavement.
