Over time, the elements can cause fading and damage to the surface of asphalt pavement. Sealcoating improves the look of asphalt pavement, and provides other benefits as well. In addition to giving your paved asphalt surface a polished look, there’s no better way to extend the life of your asphalt pavement and prevent or stop damage from the weather than regularly sealcoating. The Problem With Not Sealcoating

Asphalt pavement consists of basically rock and gravel held together with a binder called asphalt cement. The condition of the binder in asphalt can deteriorate over time by the effects of rain, sun, cold weather, and even chemicals from vehicles. As the binder deteriorates, the surface of asphalt becomes brittle and dry, which eventually erodes and cracks the outer layer. The cracks in paved asphalt affect the appearance and the smoothness of driving.  But there’s even more to these asphalt cracks.  If the cracks on asphalt pavement are left untreated, they will eventually grow larger and allow water to enter and affect the base of the pavement, causing even further damage. Vehicles can become damaged when driving on this type of surface, and walking on cracked pavement can become dangerous as well. If left untreated, asphalt pavement will eventually reach the point where it can’t be repaired using sealcoating. At this point, the only option is to remove the damaged surface and replace it with new asphalt.

Why Is Sealcoating Necessary?

In order to prevent oxidation and seal small cracks of the top layer of paved asphalt, sealcoating is applied to the surface. Sealcoating essentially seals the surface of asphalt, leaving a smooth, black surface that is ready for lines to be painted and vehicles to enjoy smooth rides.
